Builder Milestone Criteria & Engineering Standards
Standard Protocol Since 2019 • Comprehensive Quality Verification Framework
1. The Quality Enforcement Mandate
Unlike unverified classifieds or freelance builders, every container home and tiny house listed on Tiny Container House must satisfy our rigorous structural engineering criteria. Builders receive zero milestone payouts from escrow until independent quality inspectors certify each stage of construction.
2. Mandatory Structural Benchmarks
Corten Steel (ASTM A588)
Heavy-gauge industrial weathering steel providing natural corrosion resistance, 175 mph hurricane wind rating, and seismic monocoque integrity.
Closed-Cell Spray Foam
Monolithic continuous vapor barrier achieving R-24 wall and R-30 roof insulation values with zero cold bridges or moisture condensation.
NEC & NFPA Standards
Arc-fault breaker protection, 100A–200A main service panels, high-efficiency ductless mini-split HVAC heating and cooling.
PEX-A & Dual Flush Systems
Freeze-resistant cross-linked polyethylene supply lines, high-flow tankless on-demand water heaters, and standardized RV/municipal hookups.
3. The 4 Verification Checkpoints
Stage 1: Frame Integrity & Architectural Blueprints
Inspection of steel header reinforcements, structural cutouts, and chassis welds. Performed 100% at the builder's expense.
Stage 2: Rough-in & Pressure Testing
80 PSI hydrostatic plumbing pressure test, electrical circuit continuity test, and closed-cell foam depth gauge verification.
Stage 3: Turnkey Factory Finish & Virtual Walkthrough
Cabinetry, countertops, shower pan leak test, window waterproofing flashings, and buyer digital sign-off.
Stage 4: Delivery, Foundation Placement & Buyer Sign-off
Final on-site inspection. Only when the buyer countersigns the Certificate of Acceptance is the builder paid from escrow custody.
4. Turnkey Delivery Guarantee
All builders contracted through Tiny Container House commit to turnkey delivery and installation within a guaranteed timeframe of maximum 3 months. Our survey engineers visit the property within 2 weeks of order placement to confirm site readiness.
